Housing officials monitoring unlicensed raw lot sellers on social media

DAVAO CITY- Atty. Roberto Mauro Miguel Palma Gil, Regional Director of the Department of Human Settlement and Urban Development (DHSUD) in Davao Region has warned individuals who are unauthorized to sell subdivided raw lots that they are monitoring them on social media particularly Facebook.

“We have a team right now that monitors social media, because kasagaran na sale na illegal is in social media. We are now conducting monitoring activities on social media. I, myself every morning I monitor the social media,” RD Palma Gil said.

He said their monitoring is concentrated on Facebook but eventually they will also be monitoring other social media such as Tiktok and Instagram as Palma Gil believes that raw lot sellers will eventually use such platforms.

 RD Palma Gil said they have issued 129 notice of alleged violations with four progressing to criminal complaints.

“We conduct regular monitoring, we have schedules for it we go around malls we inspect projects,” Palma Gil said.

The DHSUD Regional Director said during inspection If they see a road being created in a property and see flaglets being put up, they will look into it. 

He warned the public against patronizing raw lots which are being sold on social media.

Kaning data-data scheme is very enticing, they will always posted on Facebook selling at low low price.” 

 He said most of the buyers are Overseas Filipino Workers who are attracted to the low price only to find out that the sellers are unlicensed and the lots have no developers permit.

 Republic 7160 states that subdivision projects should first secure developer’s permit from the local government, as subdivisions are residential areas in its zoning.

If the local government will issue the development permit then the DHSUD can give the license to sell to ensure that buyers will get the lots that they have long dreamt of.

“Go to the project site and look for the development permit issued by the local government if it is a subdivision project or if for condominium projects, development permit issued by the DHSUD,” RD Palma Gil said. 

 “If there is a development permit I check pud nato if naa  certificate of registration and license to sell from the DHSUD starting February 14, 2019… but prior to February 14, 2019  issued by the Housing and Land Use Regulatory Board (HLURB)” he added.

RD Palma Gil advised buyers to transact with licensed and registered brokers. 

 Buyers who have bought from these raw lot sellers can write a letter to the DHSUD who will issue an order to the developer concerned to comment on concerns raised by the client.

 RD Palma Gil said their office will assist in filing a criminal complaint against these unlicensed developers.

 Meanwhile RD Palma Gil said these sellers would need just to comply with the law so the DHSUD can issue a license to sell for the properties. (PIA RG ALAMA)
