DLI first vice president, Ricardo “Cary” F. Lagdameo confirmed 40 percent of Diamond Tower leasable space is already taken by certain locators.
DLI, the real estate corporate arm of the Anflocor Group with more than 150 employees, is the first tenant to locate at the 15th floor of the towering building. Other companies of Anflocor Group and affiliates are also set to locate Diamond Tower, Lagdameo said.
“Forty (40) percent of the building is committed, it’s all at various stages and we’re the first tenant thatwill be moving in,” Lagdameo said in an interview on Tuesday (June7) after the blessing of DLI’s new home.
Lagdameo said a financial services company is scheduled to locate at the Diamond Tower by the end of July. He however opted not to name the company until they have moved in.
He said DLI also recently turned over 3,600 square meters consisting of two floors of the Diamond Tower for the office of Nearsol Philippines, Inc., a US-based Business Process Outsourcing(BPO) company. “The company is currently fitting out the space and will start by the end of September. This will be their first in Mindanao,” he said.
“There’s a lot (BPOs), locators; the pipeline is so long, to be honest, it’s a matter of negotiation, hopefully we can get some positive response in the coming weeks,” Lagdameo said.
Earlier, he also confirmed Knowledge Process Outsourcing (KPO) companies have signed up to set up shop at Diamond Tower stressing that Diamond Tower also accepts non-BPO companies.
He remained bullish about DLI’s office supply business due to a lot of inquiries for corporate spaces from premier companies.
“The amount of inquiries and amount of visits starting February this year is really a huge job compared to th epre-pandemic,” he said. He attributes this development to the BPO industry in Davao City, which he said has remained robust for a long time since2007.
He sees Davao as number one or two in the radar of the BPO sector.
“We are seeing brand new players coming into Davao, that’s very encouraging. All experts are saying that in the post pandemic, companies will be looking at Davao, Iloilo and Clark,” Lagdameo said.
Aside from Davao’s growing BPO industry, Lagdameo’s optimism factors into the green features of Diamond Tower.
The Damosa Diamond Tower located at Damosa IT Park in Lanang, this city is a Grade A building andthe first office in Davao to get BERDE Green Building certification for its environment-friendly features such as LED lighting, solar panels and eco-friendly insulation, among others. It is also vying for the EDGE Green Building certification.
It is also made of curtain glass wall called Low-E Glass, which is environment-friendly and blocks the heat of the sun from coming in.
The tower’s façade picturing the wavy lines of banana fibers, one of Davao’s top export products makes it a landmark in Davao City.
